DEVELOPERS look set to accelerate housebuilding at the 750-home ‘eco-town’ at Graylingwell Park.
Plans for the eco-development on the site of the old Graylingwell Hospital got the go-ahead in August 2009.
Since then 225 of the homes have been built, but a recent application for 397 homes sends out a signal that developers are stepping it up a notch.
The Graylingwell Park development is a partnership project between Linden Homes, Affinity Sutton and the Homes and Communities Agency, and a spokeswoman said the entire project should be completed by 2017.
Plans for the whole site include a care home, a pub, a convenience store, children’s play area and office space.
There is also a site allocated for a primary school, although West Sussex County Council said it had no plans to develop it at the present time.
Some of the old Graylingwell Hospital buildings, including a grade II listed farmhouse and a chapel, are being restored and renovated into community facilities for the site.
The project is the UK’s largest carbon neutral development, and when the blueprints for the site were first revealed, there was a clear intention to ensure each home had green credentials.
Each property incorporates an array of green features, such as solar-power roof panels, high-level insulation and energy-efficient appliances, as well as inclusions, such as integrated recycling bins and water butts.
The development’s energy centre is located within the renovated landmark water tower, and a combined heat and power plant is located adjacent to the tower and will provide enough heating and water to all the homes through gas-fed, low-carbon technology.
As part of an agreement with Chichester District Council, 40 per cent of the 750 homes will be allocated for social and affordable housing. The most recent application for 397 homes, includes proposals for increased parking provision, revised architectural styling, further plans for a care home and the relocation of a children’s playpark.

“Underpinning this is the need to maintain the heritage of Graylingwell Park and at the same time ensure its housing provision continues to fulfil the sustainability criteria that enables it to justly claim to still be one of the lowest carbon-neutral developments in the UK.”
