RESIDENTS have until Christmas Day to respond to the latest retail park plans for Barnfield Drive.

Construction on the out-of-town retail park is hoped to start next year and developer Brookhouse Group has submitted its outline planning application for phase two of the scheme.

Homeowners in Westhampnett Road received notification on December 4 of the submitting of the application, which gave them 21 days to register their response.

The new proposal comprises two new retail warehouse units totally 10,436 square metres.

Within this, a 7,184 square metre food store is proposed.

Brookhouse Group owns the building used by Homebase, which already has planning permission to be turned into a food store.

In the design and access statement for the phase two application, the developer said: “It is proposed that the extant planning permission for food retail and convenience sales approved to the existing Homebase site will be utilised.

“An agreement will be entered into confirming that if a food store is developed at the phase two site, then a food store will not be developed on the Homebase land.”

The new outline application includes a new landscaped parkland area running alongside the river Lavant and east side boundary to the new roundabout at Westhampnett Road.

The developer has said that rather than taking away trade from independent retailers in the middle of the city 
as has previously been claimed, the scheme would in fact ‘complement the city centre’.

Phase one was granted planning permission earlier this year, work on which is expected to start sometime next year.

This comprised non-food retail units, an external garden centre and a new landscaped river park.

The land on which the retail outlet would be built is owned by Chichester District Council.

Brookhouse also said the phase two application, if granted planning approval, would bring 300 new jobs to Chichester and help to retain trade in the immediate area.

The developer also said the new site would be easily accessible to cyclists and pedestrians.
